How Exterior Waterproofing Works

Exterior waterproofing seals the outside of the wall and adds new drains.
  1. Locate buried lines. Your contractor should have gas, water, power and cable lines marked through 811 before any digging.
  2. Excavate. The soil is dug out along the wall, down to the footing.
  3. Clean and repair the wall. Dirt and old coatings come off. Cracks and holes are patched.
  4. Apply a membrane. A liquid or sheet membrane seals the wall. Many contractors add a drainage board over it so water runs down freely.
  5. Lay drain tile. New perforated pipe at the footing carries water to a sump or out to daylight.
  6. Backfill and grade. Gravel and soil go back in, sloped away from the house.

Excavation and Membranes

The membrane is the barrier. Rubberized liquid coatings and peel-and-stick sheets are common, and both work when applied to a clean, dry, repaired wall. Old tar coatings, often found on Youngstown's older homes, crack and wear thin over the decades. They're not the same thing.
