Dry Out the Space Under Your Home

A lot of homes around the Mahoning Valley sit partly or fully on crawl spaces. That includes older farmhouses in the rural towns, additions built onto basement homes, and many lake cottages. Most have a dirt or gravel floor and open vents. Moisture rises from the ground, humid summer air drifts in through the vents, and the space stays damp.

That damp air doesn't stay down there. Air from a crawl space rises into the house. Musty smells, damp floors and higher humidity upstairs often start below.

Encapsulation seals the crawl space so it stays dry. Basement Waterproofing Youngstown connects you with established local companies that do this work. They're insured, licensed or registered where required, and they put their warranty in writing. This service is free to use.

Signs Your Crawl Space Needs Work

A Musty Smell in the House

Often strongest near floor vents or in rooms over the crawl space. Crawl space causes

Damp or Sagging Insulation

Fiberglass between the floor joists holds moisture and falls down.

Soft or Stained Wood

Joists and subfloor that feel soft or show dark stains have been damp for a while.

Standing Water

Puddles after rain mean water is getting in, not just moisture rising.

What Encapsulation Includes

What a full crawl space encapsulation includes.
  1. Clean out. Debris, old plastic and wet insulation come out.
  2. Fix water first. If water pools, a small drain and sump pump go in before anything is sealed. Sump pumps
  3. Seal vents and gaps. Outside vents and openings are closed off so humid air can't get in.
  4. Vapor barrier. A heavy plastic liner covers the floor and runs up the walls, with seams taped and edges fastened.
  5. Dehumidifier. A crawl space dehumidifier keeps the sealed air dry all year.
  6. Insulation. Some contractors insulate the walls instead of the floor above. Ask which they recommend.

Crawl Space Mold and Odors

Mold grows on wood when the air stays damp. Encapsulation stops the moisture that feeds it. Light surface mold is often cleaned as part of the job. Heavy growth may need a mold remediation company first, which is a separate trade. Ask the contractor what cleaning is included.

Older Farmhouses and Additions

Many rural homes in the area, from Hartford and Fowler to Enon Valley, have older crawl spaces, sometimes with stone or block walls and low clearance. Additions on Youngstown-area homes often sit on a shallow crawl space next to a full basement. These spaces can be tight and wet. A contractor who works around older foundations will plan for low clearance, uneven ground and walls that need sealing as well as the floor.

Encapsulation vs a Vapor Barrier Only

A vapor barrier on the floor alone slows ground moisture, but humid air still comes in through open vents. Full encapsulation closes the vents, lines the walls and adds a dehumidifier, so the whole space stays dry. Published guides put a vapor barrier alone at about $1,200 to $4,000. Full encapsulation costs more, but it does the full job.

What to Ask Your Contractor

  • Is there standing water, and how will you handle it first?
  • How thick is the liner, and does it go up the walls?
  • Which dehumidifier will you use, and where does it drain?
  • Will you insulate the walls or the floor above?
  • What does the written warranty cover?

Crawl Space Questions

How much does crawl space encapsulation cost?

Published 2026 guides put it at about $3 to $10 per square foot, or $3,000 to $15,000 for most homes. Water problems, mold cleanup and insulation add to the total.

Is crawl space encapsulation worth it?

For a damp, musty crawl space, usually yes. It keeps wood dry, cuts musty smells in the house and stops mold from coming back.

Does encapsulation help with energy bills?

It can. A sealed, dry crawl space keeps floors warmer in winter and makes the air upstairs easier to cool in summer. Savings vary by house.

Do I need a dehumidifier in my crawl space?

In most sealed crawl spaces, yes. The liner keeps ground moisture out, and the dehumidifier handles the moisture already in the air.
